£74m funding secures transformation of Bristol’s Canons Wharf waterfront estate

The redevelopment of Bristol’s iconic Canons Wharf waterfront estate has taken a major step forward after securing a £74 million development loan from Puma Property Finance. The funding will support a joint venture between Mactaggart Family & Partners (MF&P) and Kinrise to transform the former Lloyds Banking Group headquarters into a modern mixed-use destination.

The scheme will deliver 165,000 sq ft of office space across two buildings with views over the Harbourside, alongside 18,000 sq ft of food and beverage outlets overlooking the Amphitheatre, a popular public space that hosts events year-round. Amenities will include a gym, saunas, an auditorium, rooftop pavilion, gardens, and terraces, creating a vibrant environment for work and leisure.

Work on the redevelopment is expected to start in summer 2026, with practical completion scheduled for late 2027. The loan represents Puma Property Finance’s largest to date and marks the firm’s first transaction in Bristol, acting through Colliers Debt Advisory for the joint venture.
